Monument Square Investment Group and Harbor Town Capital Joint Venture Acquires 25 East, a 654-bed student housing community serving Michigan State University
A partnership between Monument Square Investment Group (“MSIG”) and affiliates of Harbor Town Capital (collectively the “JV”) has acquired 25 East (the “Property”). The Property is a 1999-vintage, 654-bed (222-unit) garden-style student housing community located in East Lansing approximately 2.5 miles north of the Michigan State University (“MSU”) campus, which is directly accessible through the CATA shuttle system. The property was 98.2% occupied for the 2023-2024 academic year (“AY”) and 99.6% occupied for the 24-25 AY, as of the JV’s acquisition. MSU has experienced strong application and enrollment growth in recent years, with record-setting total, full-time and undergraduate enrollment for the 2024-2025 AY. MSU is the 12th largest university in the U.S. with total enrollment exceeding 52,000 for the first time during the 2024-2025 AY.
