A partnership between affiliates of Monument Square Investment Group and Koch Real Estate Investments has acquired a four-asset student housing portfolio in Urbana and Champaign, IL (the “Portfolio”). The Portfolio is comprised of four mid-rise properties developed between 2012 and 2017 totaling 548 beds (212 units), all of which are pedestrian to the University of Illinois Urbana-Champaign campus.

The Property is a 1996-vintage, 532-bed (134-unit) garden-style student housing community in a pedestrian location approximately 0.7 miles south of the Louisiana State University (“LSU”) campus.

A partnership between affiliates of Monument Square Investment Group (“MSIG”) and 7Acre Investments (collectively the “JV”) has acquired The Cove at Covington Town Center (the “Property”). The Property is a 2022-2023-vintage class-A multifamily community comprised of 334 garden-style units across a mix of studio, one-, two- and three-bed layouts, 16 three-bed townhomes with attached garages, and a best-in-class amenity set.

Monument Square Investment Group (“MSIG”) has promoted Spencer Myers to Director, Investments. Spencer is a member of MSIG’s investment team and is responsible for the sourcing and structuring of portfolio investments and co-leads MSIG’s student housing acquisitions nationwide.

A partnership between affiliates Monument Square Investment Group (“MSIG”) and a New York-based single family office has acquired University Grove (the “Property”). The Property is a 2024-vintage, 381-bed (127-unit) cottage-style student housing community located in the highly-desirable Arlington submarket of Baton Rouge approximately 2.7 miles south of the Louisiana State University (“LSU”) campus, which is directly accessible through the Tiger Trails Transit shuttle system.

A partnership between Monument Square Investment Group (“MSIG”) and ARTISAN Capital Group (collectively the “JV”) has sold College Town Oxford (the “Property”). The Property is a 2013-2016-vintage, 1,018-bed (268-unit) cottage-style student housing community located in Oxford, MS approximately 1.7 miles west of the University of Mississippi (“Ole Miss”) campus. The JV acquired the Property in April 2024.

A partnership between Monument Square Investment Group (“MSIG”) and affiliates of Harbor Town Capital has acquired 25 East (the “Property”). The Property is a 1999-vintage, 654-bed (222-unit) garden-style student housing community located in East Lansing approximately 2.5 miles north of the Michigan State University campus, which is directly accessible through the CATA shuttle system.

 A partnership between Monument Square Investment Group (“MSIG”) and Walton Street Capital (collectively the “JV”) has acquired Cottage Row Stillwater (the “Property”). The Property is a 2013-vintage, 792-bed (231-unit) cottage-style student housing community located in Stillwater, OK approximately 2.5 miles northeast of the Oklahoma State University campus.

Monument Square Investment Group (“MSIG”) has recently hired Claire Benhayon as Associate Vice President, Asset Management. Claire will primarily be responsible for overseeing the ongoing asset and portfolio management of MSIG’s assets across its verticals. Claire will work closely with MSIG’s investment team and Executive Committee to mitigate portfolio-level risk.
