The Property is a 2013-2016-vintage, 1,018-bed (268-unit) cottage-style student housing community located in Oxford, MS approximately 1.7 miles west of the University of Mississippi (“Ole Miss”) campus. The JV acquired the Property in April 2024.

Developed in 1999, the garden-style property offers units in a mix of one-, two- and four-bedroom configurations.

Monument Square Investment Group (“MSIG”) has recently hired Claire Benhayon as Associate Vice President, Asset Management. Claire will primarily be responsible for overseeing the ongoing asset and portfolio management of MSIG’s assets across its verticals. Claire will work closely with MSIG’s investment team and Executive Committee to mitigate portfolio-level risk.

Monument Square Investment Group (“MSIG”) has promoted Nate Nearhood to Director, Investments. Nate is a member of MSIG’s investment team and is responsible for the sourcing and structuring of prospective portfolio investments across the firm’s verticals, as well as co-leading MSIG’s student housing acquisitions nationwide.

Dallas-based JPI purchased a 1.6-acre section of the property, enclosed by Long Beach Boulevard, Fourth Street, Fifth Street and The Promenade North, for an undisclosed price, according to Urbanize, which first reported the news. A joint venture between Turnbridge Equities, Waterford Property Company and Monument Square Investment Group will retain and develop the rest of the roughly 14-acre site.
