Monument Square Investment Group and Keystone Joint Venture Acquires The Row, a 328-bed Student Housing Community Serving The University of Missouri

A partnership between an affiliate of Monument Square Investment Group (“MSIG”) and a fund managed by Keystone National Group (collectively the “JV”) has acquired The Row in Columbia, MO (the “Property”). The Property is a 2005 vintage, 328-bed cottage-style student housing community comprised of 82-units across 41 duplex townhomes. The Property is located approximately 3.5 miles south of the University of Missouri (“Mizzou”) campus which is accessible through a private shuttle system offered to residents. The property is entirely comprised of spacious 1,800 SF four-bed units that provide a strong value proposition to Mizzou students. Each townhome offers an attached three-car garage with direct unit access, private backyards and/or second-floor decks, and in-unit washers and dryers. The Property offers a comprehensive amenity set including a clubhouse, resort-style pool deck, gated dog park, and a picnic and grilling area with a hammock garden. The JV intends to implement additional improvements across the Property including roof replacements, repainting the building exteriors, and curing deferred maintenance across the drive aisles and parking lots. As of the JV’s acquisition, the Property was 96.7% occupied for the 2025-2026 academic year (“AY”) and 72.3% pre-leased for the 2026-2027 AY.
