Monument Square Investment Group and Koch Real Estate Investments Joint Venture Acquires a Four-Property, 548-bed Student Housing Community Serving The University of Illinois Urbana-Champaign
A partnership between affiliates of Monument Square Investment Group (“MSIG”) and Koch Real Estate Investments (collectively the “JV”) has acquired a four-asset student housing portfolio in Urbana and Champaign, IL (the “Portfolio”). The Portfolio is comprised of four mid-rise properties developed between 2012 and 2017 totaling 548 beds (212 units), all of which are pedestrian to the University of Illinois Urbana-Champaign (“UIUC”) campus. The Portfolio offers a mix of one- through four-bedroom units ranging from approximately 550 SF to 2,000 SF, each with in-unit washers and dryers and high-quality finishes. The Portfolio assets are well-located in desirable locations catering to a diverse mix of the student population at UIUC; 305 Daniel and 507 Second are proximate to Campustown the entertainment district along Green Street, 75 Armory is proximate to the UIUC athletic fields, and 901 Western is immediately adjacent to the globally-recognized Grainger College of Engineering.
