Joint Venture Between Monument Square Investment Group and Koch Real Estate Investments Acquires a Five-Property, 420-bed Student Housing Portfolio Serving Indiana University Bloomington

A partnership between affiliates of Monument Square Investment Group and Koch Real Estate Investments (collectively the “JV”) has acquired a five-asset student housing portfolio in Bloomington, IN (the “Portfolio”) marking the second acquisition under the JV’s broader platform. The Portfolio is comprised of five properties developed between 2016 and 2024 totaling 420 beds (175 units), all of which are pedestrian to the Indiana University Bloomington (“IU”) campus and located in the highly desirable Stadium District. The Portfolio has mix of mid-rise (Touchdown Terrace, Crimson Corner and Lincoln Tower), townhome (Lincoln Townhomes) and cottage-style (University Manors) assets and is anchored by Touchdown Terrace, a 2024-vintage community located directly across Dunn Street from Memorial Stadium. The Portfolio offers a mix of one- through four-bedroom units ranging from approximately 515 SF to 1,870 SF, each with in-unit washers and dryers and high-quality interior finishes. Amenities across the Portfolio include an indoor pool deck with an unobstructed view of Memorial Stadium, a modern fitness center, co-working space, a rooftop gathering area with a firepit, and garage parking.
