Monument Square Investment Group and Harbor Town Capital Joint Venture Acquires University Grove, a 381-bed student housing community serving Louisiana State University

A partnership between Monument Square Investment Group (“MSIG”) and affiliates of Harbor Town Capital (collectively the “JV”) has acquired University Grove (the “Property”). The Property is a 2024-vintage, 381-bed (127-unit) cottage-style student housing community located in the highly-desirable Arlington submarket of Baton Rouge approximately 2.7 miles south of the Louisiana State University (“LSU”) campus. The Property is comprised entirely of ~1,250 SF three-bed, three-bath floorplans with luxury interior finishes. The JV intends to implement additional improvements across the Property including upgraded landscaping and an enhanced amenity set. As of the JV’s acquisition, the Property was 98.5% pre-leased for the 2025-2026 academic year (“AY”). LSU has experienced strong application and enrollment growth in recent years, with record setting applications, total enrollment and freshman enrollment for 11, six and eight consecutive AYs, respectively.
